Riverflow HVAC provides seasonal maintenance for furnaces, air conditioning systems and heat pumps, ductless systems, condo fan coils, storage and tankless water heaters, and HRVs across Toronto and the Greater Toronto Area. The goal is simple: service the right equipment at the right time of year, keep the work practical, and explain any concerns clearly before repairs or additional work are recommended.
No monthly payments. No long-term maintenance contract. Customers can book individual maintenance services as needed, or combine multiple eligible services during the same visit for better value.
Combined Maintenance Services - 15% Discount
For homes with multiple comfort systems, Riverflow HVAC can organize maintenance into properly timed spring and fall visits. When two or more eligible maintenance services are completed during the same visit, a 15% combined service discount may be applied; for seasonal maintenance programs that require both spring and fall visits, the discount applies only to eligible services completed together during the same visit, not to separate service calls.
Seasonal Maintenance Program
Most home comfort equipment does not need to be serviced all at once. Riverflow HVAC separates maintenance into spring and fall service windows so each system is checked when it matters most. Manufacturer instructions, equipment condition, and usage may call for a different maintenance frequency, but spring and fall service windows are a practical starting point for most homes.
Spring Maintenance Visit
Spring maintenance focuses on cooling, ventilation, and hot-water performance before the warmer months.
Spring services may include:

Fall Maintenance Visit

Furnace Maintenance
Furnace maintenance helps confirm safe operation, improve reliability, and identify small issues before heating season. Service may include burner inspection, flame sensor cleaning, flame-sensing checks, blower and airflow review, condensate drain review, thermostat operation, visual venting review, ambient carbon monoxide (CO) check, visual review of accessible gas piping near the appliance, and basic safety/performance testing.
If visible safety or code-related concerns are observed, they will be noted clearly and reviewed with you. Any repair or correction options are only quoted when needed and never started without approval.
Humidifier Cleaning and Pad Replacement
Humidifier service is typically completed before heating season and may include cleaning the accessible humidifier cabinet, checking the water panel/pad, replacing the humidifier pad where applicable, reviewing the drain connection, checking basic operation, and confirming the humidifier is ready for heating-season use.
Replacement pads are included for common standard humidifier models where available. Specialty pads, damaged humidifier parts, leaking valves, failed solenoids, saddle valve issues, drain repairs, wiring issues, or humidifier replacement are quoted separately where required.
Blower Deep Cleaning
Blower deep cleaning is a deeper service than standard furnace maintenance and is recommended when the blower wheel, housing, or cabinet has heavy dust buildup, reduced airflow, unusual noise, or contamination from renovations, pets, or poor filter maintenance. Service may include removing the accessible blower assembly, cleaning the blower wheel and housing, vacuuming the blower compartment, checking accessible wiring and motor condition, reinstalling the assembly, and testing furnace operation after cleaning.
Central AC Cleaning and Seasonal Check
Central AC maintenance may include cleaning and rinsing the outdoor coil, clearing debris from around the outdoor unit, checking accessible electrical components, reviewing airflow and filter condition, inspecting the indoor evaporator coil where accessible, reviewing the condensate drain and drain pan area where visible, and testing system operation.
This service is intended as a practical seasonal cleaning and operating check. Refrigerant testing, leak searches, repair parts, major drain clearing, electrical repairs, or corrective work are quoted separately where required.
Evaporator Coil Cleaning
Evaporator coil cleaning is recommended when the indoor coil is visibly dirty, airflow is restricted, cooling performance is reduced, or previous filter maintenance has been poor. Service may include accessing the indoor coil, cleaning the coil surface where reachable, reviewing the drain pan and condensate drainage, and checking for buildup that may affect airflow or cooling performance.
Ductless Heat Pump Cleaning
Ductless heat pump cleaning includes the outdoor unit and one indoor head. Dust, moisture, and buildup can collect inside the indoor head, including the coil, blower wheel, drain pan, filters, and internal plastic surfaces. This can contribute to musty odours, weak airflow, reduced cooling or heating performance, and extra strain on the system.
Riverflow HVAC uses a professional cleaning bib, funnel, bucket setup, coil-safe cleaning solution, and coil-cleaning sprayer to help protect the surrounding area while accessible internal components are washed. The outdoor unit is also cleaned and washed, accessible electrical components may be checked, and the system is tested before and after cleaning.
Storage Water Heater Flush
Storage water heater flushing helps remove sediment from the bottom of the tank, which can support better hot-water performance and reduce unnecessary strain on the appliance. Service may include connecting to the tank drain, flushing sediment where possible, visually reviewing accessible water and gas connections where applicable, checking basic operation, and confirming the tank refills and operates normally after service.
Tankless Water Heater Flush/Descale
Tankless water heater flushing helps reduce scale buildup inside the heat exchanger and supports better flow, temperature stability, and long-term reliability. This service requires properly installed and accessible tankless isolation/service valves so the unit can be flushed safely and correctly.
If service valves are missing, inaccessible, seized, leaking, or not installed properly, the flush may not be possible during the visit and service valve installation or correction can be quoted separately where required.
HRV Filter Cleaning / Replacement and Exterior Hood Check
HRV filters should generally be checked and cleaned about every 3 months, depending on use, dust, pets, and outdoor conditions. Service may include cleaning washable filters or replacing disposable filters, checking the cabinet condition, confirming basic operation, and visually inspecting accessible exterior intake/exhaust hoods for debris, lint, snow/ice risk, bird nesting, or visible blockages.
If the HRV uses disposable filters, replacement is generally recommended about every 6 months, depending on the HRV model, home conditions, and manufacturer instructions. Replacement filter cost depends on the HRV model and filter type and is supplied or quoted separately where required.
HRV Core Cleaning and Service
HRV core cleaning is a deeper ventilation service and is usually best completed in the fall before heavier heating-season use. Service may include removing the accessible HRV core, cleaning the core and filters, checking the cabinet condition, reviewing the drain connection where applicable, inspecting accessible exterior intake/exhaust hoods, and confirming basic operation.
Where the core is removable and compatible with wet cleaning, service may include a core-safe wash or soak to help remove matted dust and buildup that a vacuum alone may not reach.
Condo Fan Coil / Unilux-Style Deep Cleaning
Fan coil deep cleaning is intended for older in-suite condo fan coils, including many Unilux-style units, where dust buildup can restrict airflow, create odours, increase noise, or affect heating and cooling performance. Service may include cleaning accessible filters, coil surfaces, blower section, cabinet interior, drain pan area, accessible airflow components, reviewing visible pipe insulation inside the cabinet, and replacing deteriorated accessible pipe insulation where practical.
This service focuses on the in-suite fan coil components that can be safely accessed from the unit. Fan coil controls, thermostats, motors, or other HVAC-side repairs are assessed or quoted separately where required. Active leaks, water-side valve concerns, riser piping, building-side piping, or plumbing-related issues should be reviewed by building management, the condo’s mechanical contractor, or a licensed plumber as appropriate.
Thermostat Programming and Settings Review
Thermostat programming and settings review can be completed during a maintenance visit to adjust schedules, heating/cooling settings, fan operation, temperature preferences, and basic system settings. Pricing depends on the thermostat type, system design, wiring, number of controlled devices, and the level of setup or integration required.
Smart thermostat installation, wiring changes, Wi-Fi/app setup issues, compatibility problems, or control upgrades are quoted separately.
Important Service Notes
Maintenance pricing assumes normal residential access and equipment in serviceable condition. Difficult access, heavily neglected equipment, unusual layouts, required replacement filters, repair parts, refrigerant, major drain clearing, corrective work, major disassembly, duct modifications, coil removal, motor replacement, thermostat/control upgrades, or unsafe-to-access components are quoted separately where required.
Storage water heater flushing requires an accessible, functional drain valve and a safe place to discharge water. Older tanks, seized drain valves, leaking valves, corrosion, or tanks in poor condition may not be suitable for flushing.
Tankless flushing requires properly installed and accessible tankless isolation/service valves. If service valves are missing, inaccessible, seized, leaking, or improperly installed, service valve installation or correction can be quoted separately where required.
HRV and ERV core cleaning depends on the core type and manufacturer instructions. Some cores are washable, while others require dry cleaning methods only.
Exterior hood, vent termination, and gas piping reviews are visual checks of accessible components only. They are not full house-wide inspections, pressure tests, concealed line assessments, or complete building code inspections. Active leaks, water-side valve concerns, riser piping, building-side piping, or plumbing-related issues may need to be reviewed by building management, the condo’s mechanical contractor, or a licensed plumber.
The combined service discount applies only to eligible maintenance services completed during the same visit. It does not apply retroactively to previous visits, separate service calls, repair parts, replacement filters, refrigerant, corrective work, or quoted repairs.

No. Riverflow HVAC does not require monthly maintenance payments.

Why does evaporator coil cleaning pricing depend on access?
Cased coils with removable access panels are usually faster to service. Uncased coils or coils without proper access may require additional time to open and reseal the coil area.
