Service call and pricing
Diagnostic and assessment fee: $130 (includes up to 1 hour on site). If more time is needed, labour is $130 per hour after the first hour. Repairs are billed for time plus parts and materials.

Fan coil deep cleaning service
This is a specialty service that goes well beyond the basic in-building maintenance check. Building staff often do a quick visual inspection and filter change, which is helpful, but it does not address a fan coil that is heavily loaded with dust, debris, or moisture issues inside the cabinet.
Our deep cleaning is a longer appointment, typically 2 to 3 hours. It is designed for units with restricted airflow, musty odours, visible buildup, or ongoing moisture concerns. Depending on the unit and condition, deep cleaning may include:
Opening the cabinet and cleaning internal surfaces
Cleaning the coil and blower area using coil-safe methods
Cleaning and sanitizing the drain pan area
Clearing buildup inside the unit to help reduce overflow risk
Replacing deteriorated insulation inside the cabinet when it is contributing to odour or contamination concerns
If we find worn parts during cleaning (for example a failing motor or actuator), we will explain it clearly so you can decide whether to address it now or plan it for later.
Thermostats and controls
Many condos use fan coil thermostats and specific control setups, and compatibility matters. We can troubleshoot thermostat and control issues and advise on suitable replacements. Where a thermostat replacement is needed, we’ll confirm the right model for your fan coil and building requirements.
What to expect when you book
Condo service should be calm and respectful of your space. We arrive ready to diagnose the issue, keep the work area neat, and communicate clearly before any repair goes ahead. If your building has specific rules (booking elevators, shutoffs, work hours), we will work within those requirements.
If possible, please clear access to the fan coil cabinet and thermostat before the visit so we can get started quickly.

It depends on the unit and the part. In many cases, both OEM and quality aftermarket options are available. We’ll confirm fit and compatibility, explain the differences, and let you choose. Aftermarket blower motors can often provide a reliable solution with meaningful cost savings.
What are the most common fan coil failures?
We often see issues with the blower motor, and with control components like an actuator or cartridge or spring, depending on the unit.
My fan coil is leaking water. Is it urgent?
It can be. Leaks can damage flooring and drywall quickly. If you see active leaking, it is best to book service sooner rather than later and, if possible, protect the area until it is assessed.
